The amendment states that swimming pools may be allowed on terraces subject to compliance of safety norms including structural and fire safety and conditions imposed under the building permission.

Hyderabad: State government has notified amendments to the existing building rules to allow swimming pools on terraces and ventilation rooms and also mandating the developers to form  BT/CC roads in case such roads are not in existence in the areas where residential projects are to be developed.

Mr Arvind Kumar, principal secretary of Municipal Administration and Urban Development, said on Tuesday that government has issued amendments to the building rules, duly modifying the existing GOs to promote investments in the real estate sector in Telangana state. He said that this followed a representation from the Builders/ Developers Association stating that some provisions in building rules were not in consonance with the National Building Code, 2016 issued by the Bureau of Indian Standards and requested simplification of the building rules. The amended rules specify that building requirements and standards other the heights and setbacks specified in the National Building Code, 2016 shall be complied with. However, for ventilation rooms, the Indian Green Building Council (IGBC) Green Homes norms will be followed. The amendment rules states that swimming pools may be allowed on terraces subject to compliance of safety norms including structural and fire safety and conditions imposed under the building permission.

As per the new rules, in case of other than individual residential buildings, the approach road shall be BT/CC surface and in case the existing road is not BTCC, the applicant shall form the same before issuance of the occupancy certificate (OC).

The new rules stipulate that the Hyderabad Metro Water Works and Sewerage Board and the Telangana Transco will accept applications for issue of regular connections before issue of OC. However, actual connections will be issued only after issue of OC.

The new rule says this is, “As long as the built-up area proposed after con-cession does not exceed the sum of built-up area allowed on the total site without road widening and built up area equivalent to area surrendered for road widening, irrespective of the height and type and shape of the building before and after road widening.”
